A farm in County Durham is on the market and inviting offers over £3.2m as it tempts prospective buyers with a location that could sow the seeds for a business idea.
Tursdale House Farm, on sale through estate agent and chartered surveyor GSC Grays, could be ripe for business park development, it says, being 'strategically' sited near Tursdale Business Park. The mixed-farm property near Spennymoor, ring-fenced to about 288 acres, could offer 'significant potential for expanding the industrial estate', it adds.
It is open to offers over £3,250,000. The historic farmhouse itself contains four reception rooms; four bedrooms and three bathrooms. There is also an adjoining barn offering expansion opportunities and a recently-renovated two-bedroom stone cottage.

Its grounds include arable land classed as 'grade three'; pasture and woodland. And it is understood that almost 204 acres have been designated as a Safeguard Site for Employment Use within the County Durham Local Plan.
John Coleman, head of farm and land sales at GSC Grays, said: “Tursdale House Farm is steeped in history with the farmhouse dating back to the 17th Century when it was the manor house of the medieval village of Tursdale. The farm also has the benefit of an unrestricted right of access onto Tursdale Business Park, which potentially would facilitate the future expansion of a growing industrial estate, subject to obtaining the necessary consents.”
The farm includes a range of both modern and traditional farm buildings, with housing for up to 150 cattle, plus grain and machinery storage facilities and scope for alternate use, subject again to consent. The cottage - a stone-built bungalow with its own garden and parking space for several vehicles - is currently occupied on a short-term tenancy basis, with rent of around £1,000 a month, and vacant possession will be available upon completion of sale, it says.
There are also said to be excellent road links, with it being just three miles west of the A1(M) and six miles south of Durham city. Potential buyers can contact GSC Grays' Farm Agency Department on 01748 829 203.
